Occupancy cost review for commercial tenants

Is your bill what your lease allows?

Tenants in shared buildings pay more than rent: rates, utilities, security, insurance, management and common-area costs. These charges should be supported by your lease and billing arrangements, but they are rarely checked against them. We do that check, independently and in confidence.

What we look at

Seven areas where charges and leases part ways.

Recovery charges can sometimes differ from what a lease permits, through calculation errors, allocation methods or differences in interpretation. TenSure helps establish what the available documents support. These are the areas we examine:

What a Check delivers

A report you can read in thirty seconds.

What is correct, what the lease does not support, and what needs further documents. Every finding is traced to a lease clause or tariff. The figures shown are from a fictional example.

Advice, not representation

Every TenSure service gives the client findings and guidance: what the lease allows, what to query, what questions to ask and how to resolve them. The client deals with the landlord directly. TenSure does not represent the client in discussions, correspondence or negotiations with the landlord or managing agent; where appropriate, it may be available under a wholly separate written mandate, on separate terms and fees.

1. Summary

Your electricity has been billed at a higher rate than your lease allows. Based on the documents reviewed, we verified a rate discrepancy of R25,488 over 24 months, calculated on the consumption shown on your statements. A further R7,200, a management fee on recoveries, was billed without a basis in your lease. Two items, up to R11,990 in total, need further records before they can be confirmed: the landlord's area schedule and the roof repair invoice. Rent, escalation, rates and insurance matched your lease.

3. Findings

{{ f.n }}{{ f.charge }} R{{ f.amount }}

Lease allows: {{ f.allows }}

Billed: {{ f.billed }}

Every amount is traceable to the calculation schedule in Appendix 1 and to the documents listed in section 6. Tariff and consumption figures in this example are illustrative, not actual municipal tariffs.

4. What to do next

If we find no discrepancies in the charges reviewed, we say so.

A clean result still gives you a benchmark, an escalation check, a renewal timeline and assurance.

About TenSure

Your bill, read the way it was built.

TenSure is led by Chris Rencken: twenty years inside South African commercial real estate, much of it spent structuring recovery regimes from the landlord's side of the table. TenSure puts that knowledge on the tenant's side.

Why experience matters

A statement only makes sense if you know how it was put together.

Recovery charges are built from lease clauses, apportionment schedules, meter readings, municipal tariffs and annual reconciliations. Each step involves a choice. Checking them properly takes more than arithmetic: it takes knowing where those choices are made, and what the lease actually allows.

Twenty years in South African commercial real estate, built from the ground up: leasing space, running buildings, restructuring debt and working through distressed positions, then investment structuring, repositioning and development advisory.

A large part of that work was on the landlord side, designing how operating costs, utilities and municipal charges are recovered from tenants. TenSure reads your charges with that same understanding of how they were meant to work, and where they tend to go wrong.

TenSure began with referrals: tenants who suspected their charges were wrong and had no one independent to ask.

How we work

Experience, made repeatable.

Independence

On the tenant's side. Accuracy, not intent.

TenSure does not sell its findings or benchmarks to landlords. We check your bill against your lease and never attribute motive: whether a charge is wrong by design or by accident, you overpay the same amount.

TenSure is a trading name of Prizm Property Partners (Pty) Ltd, an independent property advisory firm based in Kloof, KwaZulu-Natal. Reviews are delivered remotely, so we work with tenants nationwide.
